If you own a property occupied by three or more people forming more than one household, you almost certainly need an HMO licence. Failing to obtain one can result in fines of up to £30,000 and a rent repayment order from your tenants.
What is an HMO?
A House in Multiple Occupation is defined as a property rented out by at least three people who are not from the same household but share facilities such as a bathroom or kitchen. This is sometimes called a "house share".
Types of HMO licence
There are two main types:
- Mandatory licensing – required for properties with five or more occupants from more than one household.
- Additional licensing – required in areas where the local council has extended licensing to smaller HMOs.
